We respecified three distinct training configurations across the development — a strength-focused layout, a mobility and recovery suite, and a compact cardio bay — each calibrated to the 900–1,100 sq ft available. The appraisers came back with consistent $38K premiums per unit over comparables without designed gym spaces.

The brief was a guest room that "also has some fitness equipment." After a movement assessment of the client — a 52-year-old orthopedic surgeon who trains five days a week — we specified a strength and mobility layout using ceiling-mounted suspension anchors, a compact power rack on wheels, and recessed equipment storage behind flush-panel cabinetry. The guest bed folds into the wall. The room now has a 96% weekly utilization rate.

Vantage Group Residential — Brickell high-rise, Phase I & II

Vantage needed a fitness amenity package that would differentiate their Brickell tower from three competing developments within two blocks. Rather than a shared gym floor, we designed a per-unit "wellness closet" specification — a 6×9 pass-through zone off the primary suite that could be configured as a recovery station, a compact strength bay, or a meditation and movement space depending on the unit type. The feature is now in the sales brochure as a named amenity: The Forge Bay.
